Cottonwood is a charming, centrally located neighbourhood in the ever-growing city of Maple Ridge, BC. Located a brief 8-minute drive to the downtown core of Maple Ridge, 25 minutes to Langley, BC, and Coquitlam, BC, and a 45-minute drive to Vancouver, BC, Cottonwood is the ideal location for commuters who work in neighbouring communities and throughout the lower mainland.
The neighbourhood of Cottonwood is located near several schools, restaurants, and amenities, making Cottonwood the ideal community for families, retirees, and working professionals alike. Not to mention the natural beauty, with the Fraser River and Golden Ears Mountain surrounding this beautiful city, it offers endless outdoor recreational opportunities. Residents partake in fishing the Fraser River, local lakes and rivers, swimming, hiking endless trails for all enthusiasts, biking various trail systems, and more.
Real Estate in Cottonwood
In the neighbourhood of Cottonwood, there is a mix of single-family homes, older mid-century homes, and several townhome complexes. In the northwest area of Cottonwood around Meadowlark Dr., large single-family homes with four bedrooms, three bathrooms on average are present. Many of these single-family homes were built in the early 2000s, with some properties constructed around 2020. Rancher-style homes are not typical but can be found throughout Cottonwood, ideal for anyone with limited mobility.
Along Cottonwood Drive, various beautiful townhome complexes are present, including the Meadows, built-in 2008. The Meadows complex features 2 and 3 storey units with attached double garages. Carriage Lane is a highly desirable gated community built in 1998 with only 36 3-storey units. Each unit offers an attached garage and spacious driveway with room for two additional vehicles, and many of these units have had modern updates throughout. 11720 Cottonwood Drive is a massive townhome complex built around 2006 with charming modern units and several bedrooms and bathrooms.
Around Creekside St in Cottonwood, Single-family homes with multi bedrooms and bathrooms are present. Many of these homes have attached double and triple garages and a fully-fenced backyard, ideal for pet owners or those with small children. Homes around this area were built between the late 90s and mid-2000s.

Things to do in Cottonwood
In Cottonwood, you will find the Maple Ridge Tennis Club and Lawn Bowling Club adjacent to 232nd Street. Here you can play tennis in the well-lit courts or become a member of the Lawn Bowling Club. Thomas Haney has several fields perfect for kicking around a soccer ball, playing a friendly baseball game, or skateboarding at the Thomas Haney Skate Park.
The Trans Canada Trail passes right through the Cottonwood neighbourhood and offers excellent hiking and biking opportunities. Along Kanaka Creek, a beautiful nature trail is popular with dog walkers, joggers, and cyclists. This trail has bridges over Kanaka Creek, where you can watch migratory birds. However, be sure to carry a bear deterrent as bears are commonly spotted in this area.
Another popular nature trail is the Kanaka Creek Regional Park. This gorgeous trail weaves along a vast swamp area with a neat three-storey lookout. If you continue along the trail, you will reach the Fraser River, and the trail gives you the option to go left or right. Left is a wide dyke along the Fraser River and right takes you through a narrower tree-covered trail with boardwalks over the water. Benches can be found along the way where you can enjoy a warm drink, snack, or take in the view.
While not located directly in Cottonwood, several shopping centres, including Haney Place Mall and Valley Fair Mall, are a quick drive, or consider taking your bike on a hot summer day and reward yourself with an ice cream cone. Several Farmers Markets, including Langley Farmer's Market, meridian Farmer's Market, and Haney Famers Market (held at Memorial Peace Park Saturdays from 9 am – 2 pm), are located nearby, providing local, freshly picked produce and gifts.
The ACT Art Center is located in downtown Maple Ridge and hosts various activities, including live theatre shows by local arts groups and students. The Maple Ridge Leisure Center is adjacent to the ACT Art Center, which offers drop-in classes, a fitness centre, skating, swimming, and more.
