Real Estate in South Vancouver

South Vancouver has primarily single-family detached homes that accommodate the traditional working class. There are some low-rise apartments and a handful of new and developing condominiums. The majority of the detached houses here also have small backyards with the 1970-1980 style homes.

Many homes are under tight zoning requirements to remain as “Vancouver Specials.” The typical “Vancouver Special” house refers to typically front-gabled, two-story homes with very shallow-pitched roofs sometimes split to create a clerestory. Most of these homes have a balcony off the front of the second floor that is accessed by sliding doors. South Vancouver is full of these styles of homes, mainly in the upper price range.

There are many opportunities for rental income, as the Vancouver Special home layout is a perfect design for a suite on each floor. New urbanism is being constructed along South East Marine Drive, including new Condos, new schools, shopping, dining, and new parks. The residents have been here for an extended time because it is a great place to raise a family. The families boast on the beautiful neighbourhoods of South Vancouver – from the tree-lined streets of Dunbar (a community in South Vancouver) to the endless greenery of the parks, South Vancouver is a safe and charming area to be raising a family.
