Real Estate in Cedar Valley
Cedar Valley is a neighbourhood located in Mission’s urban core. Covering about 1,000 acres of land with just over 8,000 residents, it is a quiet area perfect for families of all sizes. Most homes in the neighbourhood are single-family houses, primarily grouped in the southern portion, which is more suburban residential in nature compared to the more rural, forested area in the north. Community amenities such as churches, retail shops and commercial services are also clustered primarily in the southern portion along Cherry Avenue.
Several parks, such as Lightburn Park, Tom Jones Park and Griner Park, are located within the neighbourhood. While strata properties like condos and townhouses are few and far between in Cedar Valley, the Cedar Valley Local Area Plan adopted by the District of Mission in 2018 will aim to provide more variety in housing options within the existing neighbourhood centres.
About Cedar Valley
Originally a farming community, throughout time, Cedar Valley has developed into a suburban residential neighbourhood that continues to grow. The area is bound by Dewdney Trunk Road to the north, Ferndale and Harms Street to the east, Cherry Avenue to the south and Silverdale Creek to the west.
The neighbourhood comprises a generally younger residential population compared to the rest of Mission, with young families turning to Cedar Valley to establish community roots. There are two elementary schools: Edwin S Richards Elementary School and Albert McMahon Elementary School.
Cedar Valley is best accessible by car via Lougheed Highway (Highway 7) and the Abbotsford-Mission Highway (Highway 11).
Although the present-day City Hall is in Cedar Valley, the original City Hall was built on Main Street in 1929. Mission was actually two “cities” at that time: the District of Mission and the Village of Mission. They were not able to elect a Mayor and Council until 1958, when they officially changed from a village to a town, and the two “cities” did not amalgamate until 1969 when they joined to become what is now the District of Mission.
