Real Estate in Willoughby - Willowbrook

About 45 minutes east of Vancouver, Willoughby-Willowbrook is a thriving suburban community in the Township of Langley. Historically a rural agriculture neighbourhood, a high volume of both residential and commercial development in recent history has changed the landscape of the area dramatically. Over a 116% increase in population reported between 1975 and 2015 makes it one of the fast-growing neighbourhoods in British Columbia.

The real estate mix in Willoughby-Willowbrook is dynamic to meet the needs of its residents, ranging from strata properties like condos and townhouses to duplexes, fourplexes and single-family homes. While most condos are wood-frame low-rise properties, the area is expected to see more mixed-use and high-rise buildings in the development.

Latimer Village, an award-winning development from Vesta Properties, is one example of a mixed-use development with condos and commercial retail space featuring popular tenants such as Blacksmith Bakery. Most properties are situated near 200th Street, the main arterial road, but you can find homes throughout the entire area. Real estate agents will have no shortage of listings in this bustling, family-friendly neighbourhood!

About Willoughby - Willowbrook

Willoughby-Willowbrook was originally home to the Sto:lo First Nations, as proximity to the Nicomekl and Salmon Rivers made it ideal for fishing.

Until the 1950s, the area was primarily rural agricultural in nature with limited municipal servicing. A road numbering system was adopted in the 1950s, with municipal water, storm sewer and sanitary sewer services only reaching the neighbourhood starting in the 1980s. Today, however, the neighbourhood is a popular suburban residential community with residents ranging from single professionals to families with young children.

Willoughby-Willowbrook is accessible via the Trans-Canada Highway (Highway #1) to the north and Fraser Highway and Highway 10 to the south. Bus transit is also available via Translink. The Surrey-Langley Skytrain Line, anticipated to start service in late 2028, has a scheduled stop planned in the neighbourhood to be located at 196 Street.

The neighbourhood is well-stocked with community amenities, including elementary, middle, and high schools, child care facilities, numerous parks and recreation opportunities, fitness centres, gas stations, pharmacies, grocery stores, hotels and a variety of retail options, including large department store brands such as Walmart, Canadian Tire, Staples and Best Buy.
