Real Estate in Aldergrove

Located on the southeastern border of the Township of Langley, Aldergrove is a well-established neighbourhood about 60 kilometres east of Vancouver. 

While the land in Aldergrove is primarily used for agricultural purposes, a considerable growth boom in the 1970s helped shape the neighbourhood into the thriving residential community that it is today. While the residential property market primarily features various single-family home types (such as heritage homes, ranchers, and new construction), home buyers can also find acreages, bare land lots and a selection of manufactured homes.

The real estate market also comprises some strata properties, including new low-rise condos and townhouse communities. In a project that took over a decade to plan, Janda Group is in the process of redeveloping the old Aldergrove Mall site into a mixed-use residential development site that will create 260 new homes and retail/commercial opportunities. Land is also used for industrial purposes in the area, with one example being the 3.5-acre Glouchester Industrial Park developed by Lark Group.

About Aldergrove

Aldergrove is sometimes referred to as its own town, even though it is not technically a separate municipality and makes up part of the Township of Langley.

Historically, this neighbourhood was rural until the BC Electric Railway was introduced. The Fraser Highway construction in the 1920s and the Patullo Bridge in 1937 helped facilitate the growth of Aldergrove and other neighbouring areas such as Langley City. The projected population of Aldergrove Town Centre (the regional heart of the neighbourhood) in 2041 is estimated to grow to 3,520 (compared to the population of 680 in 2013), according to the Township of Langley Official Community Plan.

The popular A&E television show “Bates Motel” used Aldergrove as a filming location. The Aldergrove Kodiaks, an ice hockey team with the PJHL, also is based in the neighbourhood.

The Aldergrove Credit Union Community Centre is a popular community amenity. Featuring the “Otter Co-Op Outdoor Experience Waterpark” (operating under seasonal hours only) with a pool, wave pool, water slides, a family-friendly hot tub, sauna, steam room and a lazy river, it claims to be the most affordable water park in the Lower Mainland. Other amenities such as parks, elementary, middle, and secondary schools, grocery stores, restaurants and gas stations are easily accessible throughout the neighbourhood.

Things to Do in Aldergrove

Spot the Animals at the Greater Vancouver Zoo

Spanning over 120 acres, the Greater Vancouver Zoo is home to over 140 different species of animals: from an African spurred tortoise to a Zebra, there is something for the inner Dr. Dolittle in all of us to be in awe of.

The Zoo also offers a Meosozoic Adventure dinosaur exhibit, “Behind the Scenes” viewing opportunities, Keeper Talks presentations and a “Night in the Wild” experience.

Catch a Film at the Twilight Drive-In 

As the only drive-in movie theatre in the Lower Mainland, the Twilight Drive-In is an iconic spot. Whether you’re looking for a creative date night (they host a Couple’s Night every Sunday) or a family-friendly night out, the theatre will have a film for everyone as they change showings weekly. A concession stand is available with classic movie night snacks like popcorn, nachos, candy and even snow cones.

Play a Round at Poppy Estate Golf Course

Located on the western edge of Aldergrove, Poppy Estate Golf Course has 18 holes to satisfy any golfing enthusiast. Situated on an idyllic lush green space with beautiful flower arrangements and views of Mount Baker, a perfect day of golf awaits. Their restaurant, the Estate Grill, is open Tuesday to Saturday from 9:00 am to 3:00 pm. Estate 248, located on-site, is a gorgeous wedding venue known for its rustic farmhouse charm.

Visit Aldergrove Regional Park

Aldergrove Regional Park is popular with residents and visitors alike, whether you’re looking for a nature walk, bike exercise, or a leisurely picnic. Horseback riding is also welcome here, with the equestrian trailhead at the park’s northwest corner. There are three trails for those seeking a hike: Pepin Brook Trail, Rock’ n’ Horse Trail and the Aldergrove Bowl Viewpoint.
