Real Estate in Eastern Hillsides 

Eastern Hillsides is located in the most eastern part of Chilliwack, on the side of a hill. Surprised? We were. This neighbourhood is essentially a few separate development projects connected by some roads. Most of the space between the developments comprises forest, an equestrian ranch, and an 18-hole golf course. The homes are primarily modern, albeit there is a clear difference in the overall neighbourhood home era between the separate developments. Many dwellings seem to have a large backyard that adjoins the opposite neighbours' yards. Expect to see large yards with pools, trampolines, and even a pickleball court in the newer developments and smaller yards attached to the older homes. 

In 2022, 71 single-family homes were successfully sold in the Eastern Hillsides neighbourhood of Chilliwack, BC. According to statistics from the Chilliwack & District Real Estate Board (CADREB), the average list price for single-family homes was $1,302,600, while the average sale price reached $1,273,050. Single-family homes in this neighbourhood were sold on average at 97% of the listed price. Additionally, the average time it took for homes to sell in Eastern Hillsides was 28 days.

All of the homes in Eastern Hillsides belong to commuters. Expect a lot of immaculate trucks and large SUVs. Each household would own at least two cars (hence the adjoining multi-car garage to the large driveways) to accommodate the commutes of various family members. The houses themselves are luxurious, although somewhat repetitive. Expect large living spaces, multiple bathrooms, and spacious modern kitchens. There is typically plenty of rec room as well, with homes having space for indoor games like pool and table tennis and multiple lounge areas or dedicated theatre space. 

These are executive homes for the well-paid professionals working in the Chilliwack area. Given the distance, it traditionally wasn’t a place where people would commute Downtown. That may be changing, alongside the fabric of many other neighbourhoods, with the advent of working from home. Expect more Vancouverites tired of multi-million prices for a comparable home to look to these sorts of locations for a more affordable, albeit not quite as luxurious, living experience suitable for successful professionals with active families. 

According to HonestDoor, Eastern Hillsides is the second most expensive neighbourhood and the second fastest growing neighbourhood in the Chilliwack region. AreaVibes ranks Eastern Hillsides as its #1 Neighbourhood in terms of overall Livability. 

The Official Community Plan for Eastern Hillsides strikes a balance between a manageable scale of development and the right amenities to satisfy community expectations for a livable rural/suburban hillside area. This area is distinguished primarily by single-family homes, significant open space, and neighbourhood amenities like parks, trails, and a small commercial centre.

Eastern Hillsides is located in the far eastern portion of Chilliwack. The surrounding area is quite rural. The population hovers at around 1,000 people amongst the clustered homes. In Eastern Hillsides itself, amenities are limited. In the surrounding area, there are several enjoyable outdoor activities to participate in. Visit the Falls Golf Club

Vancouver's Downtown is about 50 minutes away from Chilliwack's Falls Golf Club. The golf course was cut out of the Mount Cheam slopes, giving it a stunning environment perfect for a testing round. The picturesque Fraser Valley may be seen from the golf course. Locals refer to the Falls as one of British Columbia's best-kept secrets because of its difficulty and beauty. Natural rock outcroppings and towering cedars, which come into play throughout the golf course, add visual interest to the rolling landscape. 

The elevation fluctuations, which range from slight to severe, amount to nearly 750 feet. Although there are many challenging holes, each one has an average of five sets of tees so that players may enjoy themselves. The memorable 4th hole even has a 100 feet drop from the tees to the green!

Hike to Elk Creek Falls

A classic Chilliwack hike, Elk Creek Falls is beautiful throughout the year, although they run strongest in the spring after the winter snow melts. This is also a lovely hike in the fall, as Chilliwack offers stunning colours as the leaves change. And in the summer, if you want to cool off! Plus, it’s quite beautiful in the winter and occasionally may freeze. Basically, go whenever.
