Chilliwack Mountain is a unique neighbourhood located in the Fraser Valley region of British Columbia, approximately 100 kilometres east of Vancouver. There are broadly two types of homes located here, differentiated mostly by age. The top of the mountain comprises primarily single-family homes on large lots, with plenty of space between you and your neighbours. Most of the homes, although big, are not particularly luxurious. These houses were built in the late 1980s through to the early 2000s. The architectural style is varied - home buyers will find spacious square footage bungalows and then more up-to-date homes built in a more modern style, typically with lower square footage.
In 2022, 10 single-family homes were sold on Chilliwack Mountain. According to the Chilliwack & District Real Estate Board (CADREB) 2022 statistics for single-family homes, the average list price was $1,595,400, while the average sale price was $1,555,650. On average, single-family homes sold at 98% of the listing price in 2022. The average days on the market for homes on Chilliwack Mountain was 84 days.
Chilliwack Mountain offers some unique views, as most of the Fraser Valley is relatively flat. As such, lots that have views of the surrounding area usually have homes to match, built in a somewhat dated albeit luxury style. There are some impressive homes with 5+ bedrooms and large outdoor recreation areas. There are few amenities like pools or tennis courts, as the houses are often built on sloped lots that would require significant groundwork to accommodate the large flat surfaces needed. Even so, you can find a large yard with plenty of space for enjoyable activities. There is also plenty of forested areas, ideal for young children wanting to explore or adults who want to take a relaxing walk with their dogs.
At the base of the mountain, two newer developments are located in the northeast and southeast parts of the mountain. These neighbourhoods are built in the modern suburban development style typical throughout Metro Vancouver - the homes are closer together, with sizeable multi-car garages to accommodate the necessary vehicles for a suburban commuting family. For those seeking additional privacy, there is also a gated community called Maple Hills, with 114 townhomes situated to take advantage of the views from the mountain. Imagine large blocks of 2-3 unit townhomes fronted with multi-car garages. In the lower part of the mountain, away from the modern developments, you can find much more variety in the architectural style.
The north-eastern development is a newer style, built mainly in the early and mid-2000s. Although the homes are similar, they are a bit nicer than the other development while still retaining the positive qualities with plenty of indoor, recreational, and garage space.

The Chilliwack Mountain neighbourhood lies east of the city of Chilliwack on the mountain’s slopes. It is a friendly community, home to several hiking and mountain biking trails. These trails offer stunning views of the surrounding mountains and Fraser Valley and are a great way to explore the area.
The neighbourhood is also home to several small parks, and it is about a 30-minute drive from Chilliwack Mountain to Chilliwack Lake Provincial Park. It is generally considered a relatively small and intimate community, with fewer than 2,000 people living on the mountain.

Visit the Chilliwack Lake Provincial Park
Chilliwack Lake Provincial Park is located in Chilliwack, British Columbia. The park is a popular spot for camping, hiking, and swimming and offers stunning views of the surrounding mountains.
It is distinguished by a lake at the bottom of the valley, steep slopes covered in old-growth trees, and subalpine and alpine ridges with breathtaking views. Canoeing, kayaking, swimming, and fishing are all great activities you can enjoy on the glistening Chilliwack Lake. Surrounding the lake are more than 40 kilometres of paths that offer hiking, wildlife and bird watching, and opportunities to relax and appreciate BC’s incredible natural beauty.
Amid the campsites is a playground for children (or adults, I guess - no judgment), and 146 front-country campsites are available in the park. You can access the backcountry campsites at Greendrop, Lindeman, Flora, and Radium Lakes if you wish to go for some deeper wilderness camping.
