The area is densely populated, and homes in Central Abbotsford consist mainly of single-detached houses and low-rise apartments. There are a fair number of buildings that are a blend of older and newer. Strata and Condo developments and some townhomes are also available real estate in the neighbourhood. Condominiums are well maintained and highly desirable, several just updated and some recently built. Some building lots are available close to all of the amenities of downtown.  

Mill Lake is a quiet neighbourhood offering a rich culture, while in Babich, most houses and condos were built after 1981. Babich's quiet and friendly community lifestyle is perfect for younger and established families. The downtown area has become hip and trendy, and most millennials are drawn to living here. About Central Abbotsford

Central Abbotsford is in the heart of Abbotsford and is considered the city's business hub. Still, residential real estate is sprinkled throughout the neighbourhood. There are three communities that are included in the central area. Babich, Mill Lake and the downtown communities. The downtown communities are historic to the residents, and many historic buildings have been restored, making the area a desired and vibrant urban community. With a population of around 9,000, the community has a strong sense of belonging. There are plenty of amenities, restaurants, and businesses within walking distance, making the neighbourhood pedestrian-friendly. Even the library and local art gallery are within walking distance. The public transit is excellent in this area, with many routes running often. Hwy #1 is very accessible, and travel to Vancouver only takes about an hour. 

Several parks in Central Abbotsford are only a short distance away, including Mill Lake Park, one of the nicest parks in Abbotsford, and there is nothing short of outdoor activities to enjoy. You can walk, run, or bike the path with a gorgeous two-kilometre trail surrounded by water. The lake also homes a plethora of ducks to watch. There are two playgrounds, a spray park, a picnic area, and an outdoor swimming pool. Some other parks in the area include Babich Park, Berry Park, Garibaldi Park, Jubilee Park and Ravine Park.

There are many employment opportunities in the Abbotsford community, with some primary industries being agriculture, transportation, manufacturing, retail and the health industry. With such rich and lush land, there are many opportunities to thrive in the farming industry. The Abbotsford Regional Hospital employs 2,500 individuals, making it the city's largest employer. 

Some schools in the area include Alexander Elementary, Dr. Roberta Bondar Elementary, Terry Fox Elementary, and École Centennial Park Elementary, which offers a French Immersion program. Students grades 6 to 8 attend Abbotsford Middle School, and older students attend Abbotsford Senior Secondary School. Cornerstone Christian School and Dogwood Independent School are two private schools. Sprott College is located in the heart of downtown and offers various programs and trades. Lastly, the University of the Fraser Valley is located south of Hwy. #1 and is easy to access through public transit. 

Things To Do in Central Abbotsford

Residents find the cultural activity sharp in Central Abbotsford. There are two museums to venture into, Gur Sikh Temple and Sikh Heritage Museum. They are also deeply rooted in music and entertainment. The free show in Mill Lake Park attracts all types and is enjoyed by many residents. Enjoy even more live performances at either theatre, Theatre Junkies Anonymous Fine Arts or Abbotsford Arts Centre.

Valley Golf Centre      

Valley Golf Centre is a full-service facility with a nine-hole golf course, driving range, snack bar, and entertaining patio. The course is well planned and is enjoyed by many, including families and all skill levels. Valley Golf Centre offers a practice putting green and offers lessons to those interested in learning.
