Real Estate in Quadra/Swan Lake

The area of Saanich, which includes Quadra and Swan Lake communities, is near the downtown core, with plenty of dining options, commercial centres, and retail shopping plazas. At the same time, these communities are removed enough to feel like home, with quiet streets and treed lots with plenty of parking for your vehicles. Traffic noise is minimal in this area, and residents will find themselves steps away from the ocean, shops, and transit routes.

Numerous affordable condos, townhouses, half-duplexes, and other multi-family homes are dotted around the popular Quadra neighbourhood, with a healthy mix of single-family homes, mid-century bungalows and raised bungalows, high-end condo properties, and low-rise and mid-rise multi-family complexes to consider.

In Swan Lake, buyers will find older, established single-family character homes, many of which have been renovated, with the occasional newer house built in recent decades. These properties may contain oak trees that are older than the neighbourhood itself, giving the area a down-to-earth and natural feel.

If you are looking for an additional mortgage helper income or an investment opportunity, ask your real estate agent about buying a house with a legal suite. Due to the convenient proximity to UVic and Camosun College, there are plenty of homes for sale in these areas, including suites you can rent.

This region is in a sub-Mediterranean climate zone with some of the mildest weather in all of Canada, with dry summers and rainy winters that barely ever dip below freezing. Although not on the water, residents can easily walk to beaches and park along the shoreline to watch the waves and ships on Cadboro Bay

People living in Quadra and Swan Lake have the bustling Mayfair Shopping Centre, a massive mall with hundreds of retail shops, grocery stores, restaurants, and coffee shops. All levels of schools can be found in the neighbourhoods. The University of Victoria and both campuses of Camosun College are a short 15-minute drive away, with public transit available to anywhere in the Greater Victoria Area, from the downtown core to the Westshore Communities of Sooke and Langford, to the Victoria International Airport and the BC Ferries Swartz Bay Terminal

Not only is this a vibrant neighbourhood with plenty of work and entertainment opportunities, but it is also a beautiful place to live, with picturesque views, tree-lined streets, bike trails, and plenty of parks and green spaces to enjoy. Saanich has the most parks per capita than anywhere else in British Columbia. People come to this area for bird watching and the public parks and outdoor attractions, appreciating the rugged sandy coastline and safe, walkable streets.

Things to Do in Quadra/Swan Lake

Spend time at Swan Lake Christmas Hill Nature Sanctuary

The Swan Lake Christmas Hill Sanctuary encompasses an accessible wetland sanctuary, a living classroom, and a rocky Garry Oak forest on Christmas Hill. This sanctuary is managed by a non-profit society, and provides educational programs for all ages about nature, composting, and other means of bringing the community together in harmony. There is an annual native plant sale, along with tips and tricks on growing and caring for plants native to this region.

Because of the large variety of rare and threatened flora and fauna found in these wetlands, including 180 bird species, it is essential to stay on the accessible, marked paths. No dogs are allowed in this park.
