Real Estate in Broadmead/Sunnymead

The neighbourhoods are full of mature trees, rocky outcroppings, and larger than average, upscale, single-family homes on oversized lots that have been purposefully designed to respect the region's natural topography. House and roof colours are regulated to blend into the natural environment, with no bright or unnatural colours, for an earthy-looking neighbourhood.

Although in the majority of Saanich, garden suites (detached dwellings located in the rear yard of a property, used as a single-family residence) are permitted on most RS-zoned single-family residential properties if the owner lives on the property, in Broadmead, this is not the case.

Secondary suites are prohibited in this area, as are vacation homes or home-based commercial enterprises, due to statutory building schemes upheld by the Broadmead Area Residents’ Association (BARA). This group is dedicated to maintaining Broadmead as a neighbourhood of single-family homes with lower traffic and fewer street parking issues than the surrounding areas.

Newly built townhouses, lovely rowhouses, and renovated luxury condo buildings and apartments are available for purchase in Broadmead and Sunnymead. Still, character homes, bungalows, and large mid-century builds are the majority in these two communities, with luxuries like water views, heated tile floors, gas fireplaces, expansive outdoor patios, skylights, and eco-friendly upgrades to older homes.

Your real estate agent may find you a home in Broadmead with a fenced backyard on a treed lot and a large driveway with plenty of parking space or a house in Sunnymead with impeccable landscaping and room for your young family to thrive within this community. Residents are committed to keeping the unique environment of Broadmead and Sunnymead as it is, with over 20% of the neighbourhood retaining its greenspace, making this a beautifully lush and well-protected, safe place to call home.
