Real estate in Broadmead and Sunnymead communities of Victoria, BC, is different than many other nearby communities due to unique regulations. 

The Broadmead area was developed in the 1970s through the 1980s with the goal of creating a comprehensive community, painting all residences in muted earth tones while retaining as much forest and natural landscaping as possible. The neighbourhoods are full of mature trees, rocky outcroppings, and larger than average, upscale, single-family homes on oversized lots that have been purposefully designed to respect the region's natural topography. House and roof colours are regulated to blend into the natural environment, with no bright or unnatural colours, for an earthy-looking neighbourhood. 

Although in the majority of Saanich, garden suites (detached dwellings located in the rear yard of a property, used as a single-family residence) are permitted on most RS-zoned single-family residential properties if the owner lives on the property, in Broadmead, this is not the case. 

Secondary suites are prohibited in this area, as are vacation homes or home-based commercial enterprises, due to statutory building schemes upheld by the Broadmead Area Residents’ Association (BARA). This group is dedicated to maintaining Broadmead as a neighbourhood of single-family homes with lower traffic and fewer street parking issues than the surrounding areas. 

Newly built townhouses, lovely rowhouses, and renovated luxury condo buildings and apartments are available for purchase in Broadmead and Sunnymead. Join the Saanich Moon Festival 

The Saanich Moon Festival is an outdoor neighbourhood lantern celebration to mark the “Harvest Moon .”This event in mid-September features beautiful lantern displays, Asian food, and entertaining performances, including Lion Dancers, culminating in an illuminated twilight procession down the street. You can join in the fun by building your own lantern at a free lantern-making station, creating your own LED outfit at home, and joining the parade. Food trucks are on-site, and this is a rain-or-shine event, so dress accordingly. 

Visit Rithet’s Bog

On the Saanich Peninsula you'll find the last remaining peat bog. It contains plenty of interesting flora and fauna like songbirds, the Purple Sanicle plant, and numerous types of butterflies. Located at the southern end of Broadmead, it is 42 hectares of wetland to explore. This area used to be a cranberry swamp that was seasonally drained and farmed until this use had to end to preserve the health of the plants therein. 

Get Fit at the Saanich Commonwealth Place

Built in 1994 for the Commonwealth Games, the Saanich Commonwealth Place recreation centre is where many residents of Broadmead and Sunnymead come for health and rehabilitation services. There is a full gym, an indoor swimming pool, and many fitness programs to take advantage of in this well-outfitted centre.
