Real Estate in Arbutus

Real estate in Arbutus, BC, is a hot commodity, sparking interest from local buyers and those moving to Victoria from other parts of the country. 3-to-5-bedroom single-family dwellings are commonly found in this area, as are ranchers that are wheelchair accessible and multi-family abodes, including half-duplexes or townhomes.

There are heritage buildings and mid-century houses built in the 1950s and ’60s, with other arts and crafts style houses and character homes found in this community, some built as recently as 2009. A typical listing in Arbutus will have an above-ground basement or storage crawl space. You are likely to come across special features like a wood-burning fireplace, French doors, a breakfast bar, or even solar panels in these homes.

Most of the properties in Arbutus have large lots, providing ample space for parking, planting your dream garden, or building a shed, workshop, or art studio (granted, the city zoning allows). If you are looking for a house with enough room for your children or pets to roam and play freely in your fenced-in backyard, this may be your neighbourhood.

Townhouses, duplexes, and condos in this East Saanich neighbourhood are generally spacious, with four to five bedrooms. The majority of these multi-family dwellings were built between the 1950s and 2003. Many dwellings were constructed to work with the area’s sloping topography, with front entrances and basement doors opening out into the same ground level. Many have strata agreements involving pet regulations, age restrictions, and other essential rules to investigate thoroughly before purchasing.

If you are looking for your next home to have convenient proximity to schools, beaches, public transit options, and city amenities, Arbutus is an excellent choice.

Spend Some Time on the Hidden Beach in Arbutus Cove Park

Arbutus Cove Park has what is known as a “pocket beach,” a small, secluded, public beach that is generally only popular with the locals, without apparent access from the road. Arbutus Cove is a 1.84-hectare park with open, natural parkland, with stairs and pathways leading to the beach. The sandy beach is in a tree-sheltered cove with rocky sections and features views of the mountains in the distance on clear days.

Low tide is the best time to visit this hidden treasure. You can bring the dog for a swim during the off-season (September through April). At certain times of the year, it is prudent to exercise caution when accessing this beach, as certain areas have experienced slope failures due to rainfall, leading to small landslides.
