Sproat Lake is the premier warm water lake for real estate on Vancouver Island. The Sproat Lake area enjoys both waterfront homes and properties, and non-waterfront homes and land. The sprawling arms of Sproat Lake provide many opportunities for lakeside cabins and residences. Other properties not along the shoreline often have peek-a-boo views of the lake or large acreages of land in the countryside.

Most lakefront homes rely on personal water gathering and filtration systems from the lake and septic systems. As these homes are not connected to municipal water and sewage services from Port Alberni, alternative means are necessary within Sproat Lake. This is an added cost that is worth considering for new buyers.

Waterfront real estate on Sproat Lake includes: single family homes; house and townhouse developments with shared beaches and docks; freehold land; bare land strata; and recreational RV lots. Several homes are custom-built residences going as far back as the 60s and 70s. As more land has been purchased, newer and more elaborate homes have come upon the scene. You are equally as likely to find a humble rancher on acres of land as you are an executive-style mansion on the edge of the lake with a little yard. Many of these homes operate as year-round residences, vacation rentals, and family cottages.

Some homes also tend to have long, steep driveways depending on what part of the lake the home is located on. Those on Stirling Arm Drive often have this feature, as many homes are perched on a bit of a hillside. This provides exceptional views of the lake, but it can be challenging to clear the snow in the winter months.

The countryside offers pockets of acreage used for farms or homes with large gardens. Often, animals such as cows and deer can be seen roaming the fields looking for a bite to eat. For residences on acreages, they are usually surrounded by thick forest that makes them feel more private and secure. Whatever your choice, there’s something for everyone at Sproat Lake.

A small area at Tall Timbers Holiday Park also offers a rare opportunity for those with smaller homes to enjoy the perks of living at the lake. As an RV park, it offers activities like mini golf and watersports. Some people live here year-round, while others prefer to use it as a vacation home.

Sproat Lake is located a 10–20-minute drive for the City of Port Alberni. No matter where you choose to live in the Sproat Lake area, you can be sure to enjoy the prime Vancouver Island lifestyle.

About Sproat Lake BC

Sproat Lake is one of the greatest natural treasures on Vancouver Island and a place renowned for its natural beauty. The waters of this popular British Columbia vacation destination are so clear that you can easily see 30 ft. down. Waterfront homes, cabins and lots dot the shoreline but the majority of Sproat Lakes 140 kilometers of foreshore remains uninhabited and is lined by beautiful Douglas Fir forest and some of British Columbia's most stunning freshwater beaches.

Most famously known as the home of the “water bombers,” these World War II cargo planes were refitted to drop enormous amounts of water to help fight forest fires. Martin Mars, Philippine Mars, and Hawaii Mars were often seen parked on the lake for many years before they were officially retired and relocated. Today, the pristine, crystal-clear warm water has made this lake very popular for swimming and other water sports. While the lake is the main feature, several family-owned and operated farms are in the area.

The 21 degree summer water helps make Sproat Lake an unmatched recreational paradise. Sproat Lake has 4 arms: Stirling Arm; Klehkoot Arm; Two Rivers Arm; and Taylor Arm. Each Arm is unique. Stirling Arm is inhabited on one shore and largely uninhabited on the other, which enjoys Fossli Provincial Park. Kleehkoot Arm is the most bustling arm on Sproat Lake and features the Sproat Lake Provincial Park. Two Rivers Arm is accessible only by unpaved road and its well sheltered shores remain sparsely inhabited. Taylor Arm is by far the longest arm on Sproat Lake and its marginally colder waters are home to Taylor Arm Provincial Park.

The clear warm waters, wide open spaces, stunning natural beauty, and central location make Sproat Lake a recreational paradise like no other. It is almost like Sproat Lake was created to offer us endless entertainment. Popular past times on the lake include water skiing, boating hiking, camping and nature watching. Part of the area surrounding the lake has been preserved as a BC Provincial Park complete with campsites and a hiking trail. Boating is another popular Sproat Lake past time and you will frequently see kayaks, canoes, houseboats, jet skis and motorboats enjoying the many arms of Sproat Lake. With so much to do on and off the water Sproat Lake truly is Vancouver Islands recreational paradise!

Things To Do at Sproat Lake

Sproat Lake Provincial Park

What do you do on a hot day? You go to the lake, of course. Just off Highway #4, located on the north shore of the lake, you will find Sproat Lake Provincial Park, which features a large upper and lower campground, boat launch, and day-use areas. The boat launch makes it easy to go on casual boat rides and enjoy water sports like skiing and tubing. Those with canoes and kayaks are also often seen in the area, leisurely padding along the shoreline. Snorkelling, swimming, and kitesurfing are other commonly seen activities. Enjoy short trails and beach access throughout the day-use park, as well as picnic areas.

Most notably, if you follow the main trail to the east way of the park, you will eventually come to a small dock settled in front of the prehistoric petroglyphs known as K’ak’awin. Although time and erosion are slowly fading this unique display of history, they are a must-see while you visit. Along the central point of the park's beach, you will likely be able to catch a glimpse of the iconic Hawaii Mars – Coulson Flying Tanker at its home base.

Taylor Arm Provincial Park

Further down Highway #4 you will find Taylor Arm Provincial Park, this largely wooded 79-hectare park features three group camping sites and access to some of the most beautiful crystal-clear swimming areas on the lake. This park is a favorite of many, the perfect spot to enjoy a picnic and swim with friends or family while taking in breathtaking lake and mountain views.

Fossli Provincial Park

Fossli Provincial Park is located on the south side of Stirling Arm of Sproat Lake accessible by way of ash main logging road. Fossli features a short 30-minute hike through lush forest, a suspension bridge, and views of several waterfalls from St. Andrews Creek. The park's trail branches off, with smaller sections to explore before reaching a grassy rest area and quaint stone-lined beach.

Fossli Park was donated to the province as parkland by Helen and Armour Ford, Helen had inherited the property from her Father. The area had been named Fossli after a village in Norway - fossil or fosseli is a Norwegian word meaning “waterfall in the valley”. This scenic park is a great spot for your next hike.

Fish and Duck Pub & Marina Overlooking Sproat Lake

A favourite spot of many Port Alberni locals, this cozy pub is the best spot to grab a bite after a day of enjoying the lake. The Fish and Duck Pub has a great food and beverage menu and of course an amazing patio overlooking the lake. What can be more relaxing than renting your own houseboat? Special celebrations or an excuse to lounge around all day with friends are equally great reasons to rent a houseboat and spend a day at the lake.
