Port Alberni Real Estate Market

The secret is out! And people are moving to Port Alberni from all over the country. They’re deciding to buy a house in Port Alberni for two main reasons: it’s diverse and stunning natural beauty and because it remains one of the most affordable cities to live on Vancouver Island.

There are two main types of people who are moving to Port Alberni – retirees and young people who are taking advantage of their ability to earn a living by working remotely. As a result, the real estate market remains steady despite the trouble caused by inflation and rising interest rates.

At the half way point of 2023, 158 house had sold in Port Alberni, compared to the 209 that sold in the red hot market that started 2022. Clearly people are still buying homes in Port Alberni. According to local Port Alberni Realtor Esther Fenton, that’s not expected to change “What Vancouver Island has going for it is lifestyle, and it’s a lifestyle that everyone across the country has realized they want over the past few years. And Port Alberni is in the thick of the migration we’re seeing to Vancouver Island.”

About the Port Alberni Community

At the heart of the Alberni Valley is the City of Port Alberni, surrounded by beautiful forests. The entire Alberni Valley is spotted with creeks and lakes of all shapes and sizes, the most notable being the spectacular Sproat Lake and Great Central Lake. The Alberni Inlet stretches 49 km from the Pacific Ocean at Barkley Sound. 

If this diverse and breathtaking landscape weren't unique enough, the Alberni Valley also enjoys perhaps the best location on Vancouver Island. Often called the Heart of Vancouver Island, the central location lends itself well to enjoying nature's splendors and the convenience of man. Port Alberni serves as a gateway to the outdoor playground of coastal Vancouver Island, with world-famous Long Beach only 1.5 hours away to the west. To the east is the International Airport at Comox (1.25 hours away) and the BC Ferries Terminal in Nanaimo (1.25 hours away). The Alberni Valley is a recreational paradise in its own right.

Getting to Port Alberni

The Alberni Valley is located in the middle of Vancouver Island, British Columbia. It is a truly remarkable place to live because it allows for small-town living close to nature while at the same time being a relatively short distance to some of the luxuries of life that larger cities enjoy. To begin, the Village of Tofino and World Famous Long Beach is only a one-hour and forty-five-minute drive away to the west. A one-hour and thirty-minute drive to the northeast brings you to the International Airport in Comox, while a one-hour drive to the southeast takes you to Nanaimo, a major shopping center and a hub linking Vancouver Island to British Columbia's largest city, Vancouver. Finally, British Columbia's picturesque, coastal capital city of Victoria is a two-hour and forty-five-minute drive to the south.

Port Alberni, a small inland city that is connected to the Pacific Ocean through the world-renowned Barkley Sound by the 49 km long Alberni Inlet. The city is a sheltered, deep seaport. The Alberni Valley is surrounded by snow-capped mountains, including the most prominent Mount Arrowsmith. The city itself owes its unique layout to its historical "twin city" status and the numerous creeks and ravines that bisect the townsite. The rural areas in the Alberni Valley include Cherry Creek and Beaver Creek to the north and beautiful Sproat Lake to the west.

When viewing a map of Vancouver Island, one will notice that Port Alberni is central and much closer to Vancouver Island's east coast than the west coast. Yet, the Alberni Valley has a climate similar to the west coast due to the unique geography of the 40 km long Alberni Inlet connecting the city to the Pacific Ocean via the truly awe-inspiring Barkley Sound.

The Alberni Valley's moderate climate allows enjoying the great outdoors year-round. The entire valley experiences sunny and mild summers with temperatures between 9°C and 23°C, winters with little or no snow, and temperatures between 0°C to 7°C. The beauty is that while the low-lying City of Port Alberni receives little winter snow, the snow-capped mountains are never more than a short drive away. The mean monthly rainfall in the Alberni Valley is 157 mm, and the total annual snowfall is 121 cm.

Port Alberni Culture

Culturally, the Alberni Valley is in the midst of an identity transition, and herein lays the valley's charm. The entire area has its roots in the forestry and fishing industries. However, Port Alberni has seen a noticeable increase in tourism and young retirees moving to the area, changing the area's demographic makeup.

For all its natural beauty and central location, the people of the Alberni Valley give the valley its charm. Friendly, outgoing, and always willing to lend a hand, the people that make up the "Community with a Heart" live up to the name, time and time again. The combined population of the Alberni Valley is approximately 25,000 people. The population consists mainly of European Canadians, yet the Alberni Valley is truly multi-cultural like much of Canada. Additionally, several Nuu-chah-nulth First Nations also call the Alberni Valley home. These vibrant First Nations populations add significantly to the culture of the Alberni Valley.

The Alberni Valley's unique culture lies in hard work, the great outdoors, community involvement, and sport. The culture is embodied in a Bulldogs Hockey game, a day at a Thunder in the Valley drag race, or a fishing weekend during the Port Alberni Salmon Festival. The culture is just as embodied by a dog walk on the Log Train Trail or in a neighbour helping with some heavy lifting. The Alberni Valley's culture is hard to define, so you will just have to come and experience it for yourself.

Port Alberni Health Care

The Alberni Valley has excellent health care infrastructure for a British Columbia community of its size. The Alberni Valley is part of the Central Island health service delivery area of Island Health (VIHA). VIHA provides healthcare services that include acute care facilities, mental health and addictions programs, environmental and public health services, home care, and several residential care facilities. The Alberni Valley also offers an array of health care professionals and alternative health care choices, including General Practitioners, Dentists, Orthodontists, Optometrists, and Chiropractors.

Central to Port Alberni health care is the modern West Coast General Hospital built-in 2001. The hospital has 43 beds and a 32 bed multi-level Care Unit. Services include first-rate radiology and ultrasound; bronchoscopy; gastroscopy; laboratory facilities; a large and well-equipped Physical Medicine Department (physiotherapy and occupational therapy); Intensive Care Unit; psychiatric programs including in-patient and out-patient; as well as daycare.

Things to Do in Port Alberni

The Alberni Valley is legendary for its recreational opportunities, whether organized recreation or otherwise. The region is simply one of the most breathtaking on the planet. This area has it all, from snow-covered mountains to serene lakes, old-growth temperate forests, to gorgeous sandy beaches.

If you love the outdoors, there is nowhere on the planet better to live. Hiking, camping, horseback riding, ATVing, mountain climbing, rock climbing, rappelling, kayaking, canoeing, scuba diving, surfing can all regularly be seen going on around the valley, and we have not even talked about fishing. Port Alberni has long been called the Salmon Capital of the World. This honour was taken one step further in 2010 when the World Fishing Network declared Port Alberni the Ultimate Fishing Town. This made many happy who felt the valley's spectacular river and lake fishing had always been overshadowed by the Alberni Inlet's world-class salmon fishing.

We are just getting started. The Alberni Valley's organized recreation opportunities may deserve even more praise than the natural ones. Sports facilities include the Echo Aquatic and Fitness Centre; a multiplex with two regulation NHL-sized rinks; a 650-seat track and field stadium, a lighted baseball diamond and 20 other ball diamonds; six sand-based turf fields for soccer, rugby, and field hockey; an all-weather field and clubhouse; two equestrian show rings and 64-stall horse barn; the 14,000 square-foot Glenwood Centre, for indoor rock climbing, rollerblading, and more; the new in 2010 Alberni Athletic Hall; 10 tennis courts, including five lighted tennis courts; shooting ranges; and two golf courses.

The Alberni Valley is also well known as a destination for sporting events and tournaments, large and small. Port Alberni is the only B.C. community to host each of the British Columbia Games - Summer, Winter, seniors, and Parasport Games.
