Real Estate in Extension

Because of Extension’s proximity to the conveniences of Nanaimo and the availability of large affordable properties, it’s an attractive option for real estate investors looking for a mix of size and affordability. You’ll find large homes built in the 1960s and 1970s in Extension that sit on lots upwards of an acre in size, offering plenty of space for families and room for gardeners, handymen, and even those looking to start hobby farms.

In Extension’s southern reaches, you’ll find affordable ranchers built in the 1970s and 1980s on large lots, upwards of a half-acre in size. Homes in this part of Extension are often surrounded by wooded areas, offering a relaxing forested area and plenty of privacy. Some of the homes you’ll find in this area come with additional structures that make the most of the large lot sizes, including greenhouses, workshops, and detached garages, perfect for those with mechanical or gardening projects on the go.

Because Extension is sparsely populated and hasn’t seen much of a boom of new development, you’ll find real estate investment opportunities that feature an impressively large amount of land, including double lots with the potential for rental income. Occasionally you’ll find homes in Extension with compact guest houses or country cottages that could be turned into vacation rental properties or BnBs, offering first-time homebuyers a path into entering Vancouver Island’s real estate market.

Real estate developers and investors with ambitious plans to build will find large properties stretching over 10 acres, often offering split-level zoning and numerous frontages and access points. This provides versatility for those looking to subdivide the property, investors looking for space to run a business, or families looking to build truly private and secluded homes in the Nanaimo area. As demand for land on Vancouver Island continues to rise, the large undeveloped lots in Extension offer great potential for those with big plans.

Some of the most affordable properties in Extension are in the most southern part of the neighbourhood, including Timberland Mobile Home Park. This park has a general section and a 55+ area, with plenty of compact two-bedroom homes ideal for retirees and those on limited budgets looking to buy their first home. The homes in this development are generally well-kept, featuring recent updates. They tend to offer low-maintenance yards with sheds and outdoor patio areas. This part of Extension is also near the Nanaimo Airport.

About Extension, Nanaimo, BC

The region just to the south of Nanaimo has several small, rural communities with fascinating histories tied to the railway and the coal industry more than a century ago. One of these neighbourhoods is Extension, a short ten to fifteen-minute drive from Downtown Nanaimo along Extension Road. Extension holds the distinction of being one of the least developed areas around Nanaimo. For that reason, it is a relatively untapped market that represents great potential for real estate investors.

Extension is one of the oldest neighbourhoods in the Nanaimo area. With a railway built in the late 1800s and a coal mine that was operational up until the 1930s. In the 1940s and 50s, Extension was primarily populated by those who worked in the logging industry. While the neighbourhood remains rural to this day, more and more modern homes have been popping up, and the once widely-available vacant land has seen increased demand.

Things to Do in Extension

Take a Dip on a Warm Summer Day

When the weather is warm, one of the top activities Extension residents and those from around the Nanaimo area gravitate towards is taking a swim in the Nanaimo River. The river runs from east to west right through Extension, and there are several particularly popular swimming holes in Extension, including The Power Lines, the Yellow Gate, the Gun Barrel, and The Trestle. These swimming holes draw sizable crowds when it’s hot out and have a young adult atmosphere, while those looking for peace and tranquility can also find their own undisturbed segments.

Vancouver Island Paintball

Paintball is a popular activity in Extension—a great way to get the blood pumping, particularly as a group outing. Vancouver Island Paintball is located in Extension along Nanaimo River Road and is open from 10 am until 4:30 pm every day, by reservation only. The club is home to The BC Supernaturals—one of the best paintball teams in the province and the entire country. The fields are well-maintained and offer bunkers, towers, buildings, and more. There are several different packages available depending on the size of your group and the equipment you require.

Extension Ridge Trail

Another great outdoor activity in Extension is heading to the Extension Ridge Trail, a 2 km route that’s simple and accessible to hikers of all skill levels. This trail is largely known as the access point for The Abyss—a gaping crevice in the earth. The Abyss is said to have been created from coal mining activity, and nobody knows how deep it goes, making it thrilling to peer into.
