Communities like Coalmont and Tulameen have seen an upswing in interest recently, largely led by the increasing popularity of telework. While these communities don't have robust economies, the growing ease of working from home offers potential for real estate investors looking to take advantage of the prices in this part of the province. 

In Tulameen, you'll sometimes find large properties located on huge lots within proximity to Otter Lake. For growing families and outdoor enthusiasts, properties of this sort offer excellent access to the outdoors at prices far lower than similar properties in other Okanagan communities. 

While properties in Coalmont and Tulameen do not come available as often—it requires close attention and plenty of patience. Another option is purchasing a home in nearby Princeton. You'll find affordable single-family mid-century homes, in addition to spacious, newly-built homes in family-friendly subdivisions. Situated on good-sized lots and featuring majestic mountain views, these properties could be great as rental properties and homes for those who enjoy hosting. 

About Coalmont & Tulameen, BC

The tiny villages of Coalmont and Tulameen are rural former-mining communities located in the Okanagan regional district. Like many communities in this area of British Columbia, their histories have intriguing ties to the gold rush in the late 1800s. These communities are located along the Kettle Valley Railway, which linked the area's boomtowns back in the 19th century. 

Today, heritage buildings, including old general stores and inns, provide a charming reminder of the history of these villages. Tulameen has a population of only around a hundred permanent residents, though the population more than doubles in the summer months as tourists and part-time residents come to enjoy the ample outdoor recreational opportunities in the community. 

Coalmont is of a similar size to Tulameen, with around a hundred locals. Coalmont's name indicates that its history is closely linked to the coal industry. Coal activity shut down back in the 1940s, causing a decline in the community's population. Both Coalmont and Tulameen are considered "ghost towns" because their populations have declined over time. Given these communities' unique old buildings and rugged natural surroundings, they represent great potential for real estate investors looking for properties well off the beaten path. 

Getting to Coalmont & Tulameen

Coalmont and Tulameen are located near the town of Princeton. Princeton is located at the junction of BC Highway 5A—which travels north to the cities of Kamloops and Merritt—and the Crowsnest Highway—which travels across southern BC from east to west. Princeton has around 3,000 people and is home to shops and amenities often accessed by people who live in Coalmont and Tulameen. 

The drive from Princeton to Coalmont along Coalmont Road takes around twenty minutes. Tulameen is about ten minutes further along Coalmont Road. When it comes to driving to nearby cities, the drive north to Merritt takes around an hour and a half and going east to Kelowna and Penticton each takes around two hours. From Vancouver, it's about four hours by car to Coalmont and Tulameen.

To access Coalmont and Tulameen by air, the nearest airports are Kelowna and Penticton. Kelowna's airport offers over sixty flights a day to destinations across Canada, including Montreal, Toronto, Winnipeg, Regina, Saskatoon, and more. Meanwhile, Penticton's airport is smaller and offers flights to Vancouver, Calgary, and Edmonton. 

Coalmont & Tulameen Weather

One benefit of living in Coalmont and Tulameen is getting some of the best weather in the province. These communities are located slightly east of the Cascade Mountain Range, which is situated in a rain shadow that shelters Coalmont and Tulameen from much precipitation. 

In Coalmont and Tulameen, there are more than three hundred sunny days per year, making these communities among the sunniest places in the province and the whole country. Even winter months are sunny—the 29 sunny days on average in March each year is the highest in Canada. 

Summer months are warm but not too hot, as daily average temperatures are usually in the high teens to low twenties. In December and January, average temperatures hover a few degrees below freezing in the coldest months. Still, they have been known to drop into the negative twenties and below during particularly cold spells. 

Coalmont & Tulameen Culture

In Coalmont and Tulameen, the history of the gold rush can still be felt, and some locals even still work at gold claims. But these days, the communities are known mainly for the outdoor recreation culture in the area, contributed to by the outdoor activities along the Tulameen River. 

In the summer, the populations of these communities swell, and adventurous outdoor activities, including quadding and motorbiking, are popular on the trails outside the villages. Outdoor skating, cross country skiing, and Skidoo riding are popular in winter. 

Each August, the yearly Tulameen Daze festival occurs, consisting of a parade, activities for kids, a horseshoe tournament, and other contests and events. This festival raises funds for the community of Tulameen and its local fire department. 

Coalmont & Tulameen Education

Coalmont and Tulameen fall within School District 58, which operates 13 schools, mainly in the communities of Princeton and Merritt. Coalmont and Tulameen are tiny communities and do not have educational institutions of their own. Students head to nearby Princeton, where a pair of elementary schools, one high school, and a continuing education centre are. 

Coalmont & Tulameen Health Care

Coalmont and Tulameen are also not large enough to warrant having their own health care facilities. Residents head to Princeton where they have access to the Cascade Medical Centre. Princeton is also home to the Princeton General Hospital, a level one community hospital with emergency, laboratory, and acute care services. 

Things to Do in Coalmont & Tulameen

The fishing in the Coalmont and Tulameen areas is strong, both in the Tulameen River and the numerous small lakes dotted around the vicinity. The former Kettle Valley Railway has been converted to The Great Trail, a popular local destination for hiking and biking. 

Slightly south of Coalmont—along The Great Trail—you'll find White Sands Beach, a popular spot for enjoying near the water in the summer and enjoying some of the area's abundant sunshine.
